Why is Edmonton still Canada's most affordable big city?

Edmonton is Canada's sixth largest big city. It still remains the most affordable. The bench mark house price sits around $426K as of March 2026 compared to Toronto and Vancouver which sit at $900K to $1.3 million plus. 

Over the past ten years, Edmonton home prices grew 19% compared to Vancouver or Toronto at 30-45% on average. The reason why? Edmonton buyers are reaping the benefits of relatively permissive land policies, particularly for approval of housing projects. In fact, Edmonton is the only major city in Canada expected to build enough houses over the next decade to restore pre - pandemic affordability, according to CMHC.

Edmonton's population surged by more than 46,500 in 2023-2024. The demand put upward pressure on prices. Immigration has since slowed, which has given the market a bit of a breather for now. Edmonton's affordability is not accidental and it is not permanent.
